The price displayed on a real estate listing says almost nothing about the actual value of a property. Between the energy performance diagnosis, which has changed its calculation method, the rent control that varies from one municipality to another, and the rarely detailed additional costs, a real estate offer must be read methodically, whether one is looking to buy or rent.

EPC and rental prohibitions: what the listing doesn’t always specify

An energy performance diagnosis established since July 2021 for an electrically heated property can be subject to a updated certificate without a new visit. The new calculation method corrects a bias that penalized electric heating. A property classified F or G according to the old scale can therefore improve by one or two letters without any work being carried out.

For a buyer, the consequence is direct: an unfavorable EPC can serve as a negotiation lever, but it is essential to first check if the updated certificate has been requested. For a tenant, it is a matter of the legality of the lease, as properties classified G are gradually being excluded from the rental market.

Before making an offer on a property, demand the date of the EPC establishment and ask if the calculation applied is the most recent. A landlord presenting an outdated diagnosis is not necessarily committing fraud, but they are depriving you of up-to-date information on the actual energy consumption of the property.

Rent control: check the applicable ceiling on the lease date

Rent control does not function like a fixed national price. Each concerned municipality publishes its own scales, segmented by neighborhood, construction period, number of rooms, and type of rental (furnished or unfurnished). To filter real estate offers from Immo Mondial or any other portal, one must therefore compare the announced rent to the ceiling in effect on the expected signing date.

The Court of Auditors noted in its October 2026 report methodological difficulties and a lack of data in evaluating the system. The available results diverge on the actual effect of rent control, both on the level of rents and on the volume of rental offers. In other words, the legal ceiling applicable to a given property remains a verifiable fact, but the general conclusions on the effectiveness of the policy should be taken with caution.

Several points deserve systematic verification before signing a lease in a controlled area:

  • The applicable reference rent for the neighborhood, property type, and lease date, which can be consulted on tools provided by local authorities or on data.gouv.fr.
  • The possible presence of a rent supplement, which must be justified by exceptional characteristics of the property (view, terrace, rare equipment).
  • The legislative status of the system in the targeted municipality, as some cities have recently adopted rent control while others have been applying it for several years with regular adjustments.

Old real estate market in Île-de-France: recovery in volumes, stable prices

According to the Notaries of Greater Paris, sales of old housing increased year-on-year between May and July 2026, while prices remained almost stable at the end of July. This decoupling between transaction volumes and price levels reflects a market where buyers are returning, but without agreeing to overpay.

For a buyer, this type of configuration is favorable for negotiation. Sellers who had withdrawn their property from the market are putting it back up for sale, which expands the available choices. However, price stability does not mean uniformity: from one Parisian district to a small suburban municipality, the dynamics remain very different.

We observe that the recovery of volumes without price inflation encourages project holders to compare listings across platforms more. The same apartment may appear with varying descriptions depending on the portal, and the photos do not always show the same rooms. Cross-referencing sources remains the most profitable reflex.

Sorting criteria on real estate listing portals

The filters offered by real estate platforms appear similar (price, area, number of rooms, location). The difference lies in the secondary criteria, often overlooked by hurried users.

  • The filter by EPC label allows for the exclusion of thermal sieves, but also identifies properties that have been recently renovated with improved energy classes.
  • Sorting by publication date helps to spot properties that are stagnating on the market, a possible sign of an overvalued price or a defect not visible in the photos.
  • The mention “fees charged to the seller” or “charged to the buyer” alters the real cost of the purchase, sometimes by several thousand euros, without the displayed price accounting for it.
  • In the rental market, the distinction between rent including charges and rent excluding charges is not always clear at first glance.

A portal that offers personalized email alerts based on fine criteria (minimum EPC, floor, exposure) saves considerable time compared to daily manual searches. Responsiveness matters: in tight markets, a properly priced property is taken off the market in a few days.

Buying or rental investment: two distinct perspectives

Buying to live and buying to rent do not mobilize the same indicators. For a primary residence, daily comfort, proximity to transport, and the general condition of the property take precedence. For a rental investment, it is the net yield after charges, taxation, and vacancy that determines the relevance of the project.

An apartment located in an area where rent control applies mechanically limits the gross yield, but also reduces the risk of vacancy thanks to sustained rental demand. Conversely, a property in a medium-sized city without rent control sometimes offers a better face yield but exposes it to longer periods without a tenant.

The profitability of a rental investment is calculated after deducting all charges, including property tax, voted or foreseeable co-ownership works, and insurance for unpaid rents. An attractive gross yield on a listing can turn into a neutral operation once these items are integrated.

The choice between buying and renting also depends on the anticipated duration of occupancy. Over a short period, notary fees and any entry works make buying less relevant than a well-negotiated rental. The decision is made with figures in hand, not on a market intuition.
